As we look back on the past year and its impact on tourism—and by extension, all kinds of lodging—it's pretty clear that we've got some challenges on our hands. Public lands like parks, forests, and monuments have had funding, jobs, and support slashed; travel costs continue to climb, and the weather keeps reminding us that climate change is happening. So, it's no big surprise that people aren't traveling as much this summer. What does this mean for lodging businesses? Well, things are slow for many hosts and (small) lodging businesses.

Here are some easy and wallet-friendly moves you can make to bring in more visitors:

  1. Offer a deal for guests who stay at least two nights. Yep, just two—not three, five, or seven. Also, consider being flexible with check-in and check-out times; without an added fee. Alongside that, get rid of the pet fee if you allow pets.

  2. Make sure to highlight summer-related perks in your property description, not just under amenities. Some examples are grills/BBQ, patio furniture, any size yard, outdoor games, and proximity to walkable destinations (keep in mind that most folks don't want more than a five minute walk),.

  3. Let the sunshine in and snap some fresh, professional-quality photos of your property, both inside and out. Rentals: And while you're at it, consider giving your listing description a little refresh. Need a photographer? Shoot Ryder Booth a text or email.

  4. Provide/offer non-toxic sunscreen, aloe, and soothing/cooling products (for both humans and pets); don’t forget to mention these in your listing description.

  5. If you don't have AC, provide suitable alternatives and highlight them in your listing description (not just under amenities). A humidifier is also a great addition, as Colorado is typically very dry, even during the winter.

  6. If you're an ally to underrepresented groups (immigrants, LGBTQ+, and others), highlight this in your listing description—especially if your property is located in an area not typically known as minority/LGBTQ+ welcoming.
